What role do energy performance assessments play in the electrification of apartments?

Energy performance assessments can play an important role in the electrification of apartments by providing detailed evaluations of a building's energy use, efficiency, and potential areas for improvement. These are also important in planning effective electrification strategies. They can help by:

Providing a Baseline 

Energy performance assessments establish a baseline of current energy consumption and efficiency. This data helps understand the starting point and measuring the impact of electrification efforts over time.

Identifying Efficiency Opportunities:

Assessments help identify areas where energy efficiency can be improved, such as insulation, windows, heating and cooling systems, lighting, and appliances. Addressing these areas can reduce overall energy demand, making electrification more feasible and cost-effective.

Cost-Benefit Analysis:

By providing detailed energy usage data and identifying potential savings, these assessments enable a cost-benefit analysis of various electrification and energy efficiency measures. This can help prioritise investment.

Informing Decision-Making:

Energy performance assessments provide the necessary information to make informed decisions about electrification investments. This includes understanding the payback period, potential savings, and overall impact on energy consumption.

Are there any concerns that with EV improvements, the chargers we’re installing will be outdated shortly?

The EV market and EV charging technology are evolving quickly, but there is no need for strata residents to worry about their chargers being outdated or becoming obsolete in the near future. All reputable EV chargers on the market in Australia use Open Charge Point Protocol (OCPP) as a communication standard to allow interoperability between charging hardware and software. Any EV charging station that is OCPP-compliant can be configured to run any similarly OCPP-compliant software, and as OCPP is an international standard any new chargers will likely be able to integrate with existing systems, and software upgrades and improvements can be pushed out as firmware updates. 

Vehicle to Grid (V2G) technology is a hot topic at the moment and will likely remain so for years to come as the technology moves from the proof-of-concept phase to mainstream adoption. Being able to send stored electricity from your EV battery back to the grid at times of high demand will be beneficial for grid infrastructure and EV owners who can profit from selling that power at a high rate when demand is high. V2G requires specialised bi-directional chargers and V2G capable vehicles, and while we will probably see freestanding homes replacing AC chargers with bi-dreictional chargers when the costs come down and approvals are granted by electricity distributors, it is very unlikely to be adopted in strata buildings due to the potential impact on other electrical infrastructure in the building.

Over 50,000 Canberrans live in apartments, as renters or owners. Modern homes will be all-electric. Electrification delivers cost of living savings for tenants and owners and immediate benefits to the environment.

Apartment owners, building owners and property management are central to transitioning apartments to all-electric. 

Electrify Canberra want to help building owners, Body Corporates, Executive Committees, Strata Managers, to future-proof their properties and create the best homes possible.  

How should Executive Committees begin to navigate the bureaucracy both within the ACT gov and how they should begin the conversation with residents?

We're looking for the people who are going to be the Apartment Zero leaders, the owners who have electrified, those who are electrifying, those that want to.

Electrify Canberra wants to bring key stakeholders together to problem solve electrifying complex buildings especially:

  • EV charging

  • Hot water systems

We want Apartment representatives from across Canberra and especially where there are high concentrations of apartments like Gungahlin and Belconnen.
